CONSTRUCTION MODIFICATIONS
· There will not be any changes allowed to the exterior of the building.
· Any changes to the interior will not be allowed if structural in any way as determined by the builder. Only minor changes to the interior will be allowed with builder consent in writing.
· All changes and/or extras will be implemented only after work authorization is signed by all parties, or the Buyer can fax changes to our office @ (603) 894-5732.
· All changes and/or extras will be paid for in advance of ordering and installation.
· Floor plans may be referred to, but are not always deemed accurate, as changes are sometimes required to be made on site.

SITEWORK
· Lot will be cleared of trees, if any, and the foundation hole will be dug as determined by foundation plan and site plan.
· Perimeter drains will be installed either, at the exterior footing, or in the interior floor of the basement, prior to entire basement area being filled with stone or gravel to bottom of footings.
· Once foundation is installed the hole will be backfilled with existing on site material and new material will be brought in as needed to grade appropriately.
· Any retaining walls required will be constructed with interlocking block at builder’s discretion.
· At the end of construction all disturbed areas will be loamed and seeded.
· Erosion or settling may occur up to 6 months after closing. Builder or Condo Association is responsible to correct.

FOUNDATION
· Walls - 8” or 10” thick 3000 lb. concrete as per plan
· Damp proofing - asphalt sealer on outside foundation walls
· Basement Floor - 3 1/2” thick 3000 lb. concrete
· Passive radon vent system

Note: Shrinkage cracks and/or settlement cracks in any of the concrete floors and/or walls are not covered by warranty unless such cracks substantially affect the structural integrity of the house or allow water penetration.

FRAME
· Exterior Walls – 2” x 6” at 16” on center – 8’ ceilings first and second floor
· Cathedral ceilings will be framed in rooms as shown on plan
· Floor framing to be 2” x 10” – 16” on center
· Exterior Sheathing – 1/2” at 4’ x 8’ O.S.B.
· Interior Stud Walls – 2” x 4” studs 16” on center
· Roof Sheathing – 1/2” Fir exterior plywood
· Sub floors – 3/4” tongue and groove Advantec glued and nailed
· Covered rear decks for future potential screen porches or three season rooms

INSULATION
· Walls – 6” Fiberglass batts – R-19
· Proper vent installed as per code.
· Attic - R-30 Fiberglass or Blown in where possible
· Basement Ceiling – 3 1/2” Fiberglass batts R-11
· Basement or garage stud walls 6” Fiberglass batts as required.

ROOF
· 25 year architectural asphalt shingle
· Continuous ridge vent and vented soffit strip on all eaves
· Ice and water shield on roof edge and valleys

EXTERIOR
· Vinyl siding supplied and installed by contractor.
· Metal coverage on rakes and vinyl soffit supplied and installed by builder

WINDOWS
· Vinyl clad windows (Low E glass) with grills in the airspace
· Full tilt out and take out sash with screens and grills.

EXTERIOR DOORS
· Front Door – 1-3/4” fiberglas clad with one sidelite
· Other Doors – 1-3/4” fiberglas clad
· Vinyl sliders to rear deck where specified on plan

HEATING/HVAC
· Propane gas or oil fired forced hot air with central air conditioning (Fuel type determined by builder)
· Number of heating zones determined by heating contractor

PLUMBING
· Domestic Water – 1 drilled well per building (shared between two units – separate storage tanks)
· Sewage/Wastewater – Multiple community septic systems as approved by State of NH
· Domestic Hot Water – Propane gas or oil fired domestic hot water tank
· Copper or PVC piping for supply lines and PVC for drainage, waste and vents
· Plumbing Spec for Ranch Style Unit:

· Finished Electric Lighting - Purchased by buyer per allowance and installed by builder

· One 220 plug installed for kitchen range and one for dryer
· One outside exterior receptacle for both back and front (2 total)
· 5 recessed lights (not part of allowance)
· Ceiling fan box, switch and fan installation provided by builder in living room and master bedroom. Ceiling fan chosen as part of lighting allowance.
· Rough-in for Central Vacuum – (Unit to be purchased by buyer)
· Rough-in for Security Alarm System (Unit to be purchased by buyer)
· Transfer switch for future generator hookup (Generator purchased and installed by buyer)
· Carbon Monoxide Detectors as needed

INTERIOR WALLS AND CEILINGS
· 1/2” Sheetrock sanded and primed
· Fire rated walls and ceilings as per code
· Textured ceilings (not painted)

INTERIOR MILLWORK AND TRIM
· Trim – 3 1/2” Finger joint window and door trim. Finger joint used for painted woodwork. Baseboard to be 5 1/4” finger joint speed base.
· Doors – All interior doors either 2 panel masonite or bifolds as per plan
· Stairs in two story units will be oak hardwood – polyurethane finish
· Railing in two story units will be oak handrails, (polyurethane) and white painted balusters
· Closets – Vinyl coated wire shelves as provided by builder.
· Flat mirrors sized above vanities in bathrooms.
· Lever handle sets for all doors.
· Towel bars and toilet paper holders for all baths is included

Note: Shrinkage cracks of wood and drywall used is normal and not covered by warranty.

PAINT AND STAIN
· Interior – Window jambs, door trim and baseboard are painted 2 coats semi-gloss white paint. Walls painted 2 coats linen white flat wall paint. Any color or finish changes considered extra.
· Ceilings – Rolled, light texture finish (not painted)
· Exterior – Exterior doors are primed and painted 1 coat white exterior paint. Color choice by builder.

CABINETS
· Cabinets chosen by home Buyer as part of allowance. Installation of cabinets and counter tops provided by builder. Mirrors above vanities sized with vanity, purchased and installed by builder. Cabinet layout on marketing plans is not necessarily final layout.
· Additional charges may be incurred depending on complexity, style or quantity of cabinets or accessories

APPLIANCES
· Range – Electric range and range hood installed by builder. Buyers to purchase appliances separately with any allowance. Additional charge for cabinet mounted microwave/hood and combination oven/microwave unit.
Additional charge for propane gas.
· Dishwasher purchased by Buyer as part of allowance and installed by builder.

LANDSCAPE/DRIVEWAY
· Disturbed areas loamed and seeded. Shrubs installed by builder
· Driveway - asphalt 3” one coat system (The selection of asphalt used in a particular driveway, whether it be a 2 coat system or 3” one coat system, will be determined by the builder, depending on the time of year and on weather and site conditions at the time of installation)
· Pressure treated covered decks and rails on rear of house
· Front steps to be determined by builder as site demands
· Rear Steps - Part of rear deck system
· Front sidewalk asphalt

PRE-CLOSING/PRE-MOVE-IN WALK-THROUGH
· Painting and touch ups - A walk through, on or before the move-in day, will be done to determine all painting and woodworking imperfections. At time of walk through, Buyer shall submit in writing to builder any items that are in need of repair or any paint touch-up. Within one week after closing, builder will repair those items as submitted by Buyer from pre-closing walk through. Builder will not be responsible to do any paint touch ups after this one time walk through.

POST CLOSING “PUNCHLIST”
· One Buyer punchlist will be provided to Builder within thirty (30) days after closing
· Builder will respond and correct punch list items within thirty to sixty (30-60) days
· A one (1) year home warranty is provided to cover mechanical, electrical and structural issues that may arise.

VENDOR, SUBCONTRACTORS AND SITE VISITS
· For Insurance and Liability reasons, it is necessary to use only vendors and subcontractors associated with the contractor. A vendor list will be supplied by brokers.

· Site visits are not allowed during the hours of 7:00 am – 5:00 pm, Monday through Friday, other than the Model Home, unless the visit has been pre-arranged with the builder or builder’s broker. Any and all site visits by the buyer, regardless of the time, must be accompanied by his or her real estate broker/agent. There will be no exceptions.

· Subcontractors/Vendors on the site are hired by the builder. Their obligation is to the builder. Any questions regarding changes, schedule or material will be placed in writing and faxed to the office of the builder with a copy to the broker. Buyers will not have direct contact with subcontractors.
