Sitework
- Lot will be cleared of trees, if any, and the foundation hole will be dug as determined by foundation plan and site plan
- Perimeter drains will be installed either, at the exterior footing, or in the interior floor of the basement, prior to entire basement area being filled with stone or gravel to bottom
of footings
- Once foundation is installed the hole will be backfilled with existing on-site material and new material will be brought in as needed to grade appropriately
- Any retaining walls required will be constructed with interlocking block or filed stone, at builder’s discretion
- At the end of construction all disturbed areas will be loamed and seeded
- Minor erosion or setting, to be determined by builder, is a normal act of nature and is not the responsibility of the builder
Foundation
- Walls – 8” or 10” thick 3,000 lb. concrete as per plan

NOTE: Shrinkage cracks of wood and drywall are normal and not repaired or covered by warranty unless the crack exceeds 1/16”
Paint and Stain
- Interior – Window jambs, doors, door trim and baseboard are painted 2 coats semi-gloss white paint. Walls painted 2 coats linen white flat wall paint. Any color or finish changes are considered extra. Ceilings are textured, not painted.
- Exterior – Exterior doors are primed and painted 1 coat exterior paint. Color choice by builder
Cabinets
(See Allowance – Including vanities and counter tops)
- Cabinets chosen by home Buyer as part of allowance. Installation of cabinets and counter tops provided by builder. Cabinet layout on marketing plans is not necessarily final layout
