Builder's General Specifications
Foundation: Walls to be placed concrete 10" footings, walls to be damp roofed
Concrete Floors: Cellar and Garage floors to be placed, concrete
Water Supply: Individual drilled well with 1000 foot allowance
Structural Frame: Walls- 2"x6" Joist- 2"x10" x 16" on center Rafters- 2"x8",3/4 T&G plywood used on floors, '/2 " plywood used on the roof, '/2" plywood on sidewalls. Roof shingles to be architectural 25 year life minimum. Color to be chosen by customer. Exterior side wall to be complete coverage vinyl siding. House to be wrapped with vapor barrier. Soffit vents and cobra vents used for attic ventilation. Gable vents and roof vents used when applicable.
Exterior Doors & Windows: All exterior doors are to be insulated therma-tru fiberglass1 &3/4" thick unless other wise noted. Builder's standard door is the Newbury style model with full side lights and transom top. Windows are vinyl, low "E" thermopane units with a superior "R" value. Grills & Screens included. Garage Doors are steel insulated wood grain panel with door opener's installed. Additional double hung windows are $500 each.
Shutters: Vinyl type shutters - front only - extra cost for painting if required
Fireplace: per plan LP Gas unit(s) to be supplied by builder
Exterior Masonry: Front steps to be granite. Front walk to be standard pavers
Deck: 14'x14' pressure treated wood deck with wide staircase if applicable Any increase in the standard deck size is $15.00 per square foot
Interior Trim: All interior doors both closet and passageway to be six panel masonite Doors with 3&1/2" door casing and 7" colonial baseboard. Crown molding, chair rail and shadow boxes are standard in the dining room, foyer up and downstairs
and the main center staircase from the 1St to 2nd floor and 2nd to 3rd floor
where applicable.
Interior Painting: There will be 2 coats of paint on all walls. All walls to be painted with an eggshell finish. All woodwork to be painted with white semi-gloss or flat paint, If paint colors are chosen, there will be an additional charge.
Kitchen: Buyer may choose cabinetry and countertops for the kitchen
and bathrooms from the allowance of $20,000.00 at the builder's supplier. The appliance allowance is $4,000.00 to be chosen at the builder's supplier. Buyer may choose appliances at another vendor with the understanding that the appliances must be delivered uncrated to the 1st floor. There will be a single stainless steel sink. There will be a propane gas connection installed for the range. There will be a charge of $500 for any venting in the kitchen.
Bathrooms: Builder will supply his standard plumbing specifications and price list and is to include eljer or equivalent fixtures, a fiberglass whirlpool and separate fiberglass shower in the master bath. If the buyer decides to upgrade to a tile shower, the builder will provide the copper pan and set-up for the shower control valve and the buyer will be responsible for the tiling expense. There will be a 5' one piece fiberglass tub in guest bath. Shower doors, bathroom mirrors, toilet paper holders and towel bars are not included.
Total Flooring: Carpeting allowance is $20 per square yard, bathroom and kitchen tile allowance is $6.50 per square foot including installation. Hardwood flooring is standard in the kitchen, dining room, 1st & 2nd floor foyers and the hardwood staircases from the 1St to 2nd floor, 3rd floor if in an open plan, if enclosed it will be carpet. Treads and rails are hardwood with painted balusters and painted pine risers. Any additional hardwood flooring is $10.00 per square foot.
Heating: Heat is a forced hot air 2 unit, 2 zone system. Fuel is supplied by buried propane gas tank, Domestic hot water supplied by a propane 75 gallon gas hot water heater.
Air Conditioning: Central Air Conditioning 2 unit, 2 zone system is to be included
Electrical Specifications: There will be a 200 AMP service and proper circuit breakers in accordance
with State & Local codes. The builder will install 6 telephone and 6 cable TV jacks, each additional jack shall cost $50.00, install all outlets to NEC codes each additional electrical outlet shall cost $50.00, GFI outlets shall cost $65.00, install one 220 plug in the laundry, upgrading to a propane hookup is $250, install wire chime with 2 buttons, install 15 recessed cans with black or white baffle trims, each additional can shall cost $125.00, install 2 sets of outside rear flood lights. Prewiring for overhead bedroom lights and or fans light combinations is $50.00 per room. Assembly & installation of fans is $100.00. Central Vacuum system is included with 6 outlets. The home will be pre-wired for 6 stereo speakers, additional wiring is $45 per location; buyer to provide speakers. The allowance for fixtures in addition to the 15 recessed lights and 2 flood lights is $3000 or the buyer may supply his own fixtures and receive a credit at the time of closing. Buyer will be responsible for installing any lights selected that are not in supply at the time of installation. The wiring outlet will be capped.
Smoke Detectors: Smoke detectors will be installed to comply with state codes
Septic System: There will be a private septic system that will comply with state codes
Driveway: The driveway will be a one-coat binder system
Grading: Finish grading will cover all disturbed areas, except where there are trees. Back filling, final shaping of the lot, etc. is to be left to the discretion of the builder. Grading will be properly sloped for drainage purposes. All disturbed areas will be loomed and seeded. Builder will supply and plant approximately 10 shrubs in front of the home.
Cleaning: The house and lot will be cleaned and ready for occupancy at the time of closing.
Selections By: Many items contained in this agreement require selections by the buyer. It is
the buyer :therefore necessary that materials and color selections be completed to meet schedules provided to the buyer, and the builder advised as to provide ample procurement and installation time flow and avoidance of delivery delays. If the buyer fails to select items in a timely manner, the builder will make said selections. Builder shall not be responsible for delays in closing arising out of delays due to the buyer's selections.
Delays: Extra costs incurred as a result of construction delays caused by the above mentioned "WORKMANSHIP" clause or from "special orders" or "materials" will be the buyer's responsibility.
Changes: Any changes made, at the buyer's request, after the foundation is poured, the buyer hereby agrees to pay the builder the cost incurred. If materials are to be changed, have been ordered or received already, a penalty of 10% shall be added to the cost. Any changes will require a change order form that will be supplied by the builder and signed by both parties.
Overages: Overages or extra costs incurred at the buyer's request, which are the responsibility of the buyer, will be paid to the builder at the time of the execution of the change order. Credits will be applied to the last payment due to the builder
Floor Plans: Floor plans may be referred to, but are not deemed accurate, as changes are sometimes required to be made. Buyer will be consulted of changes in advance.
Builder's Performance: Any delay in construction due to weather, availability of materials, state or local permits or acts of God will not be the responsibility of the builder. Builder reserves the right to substitute materials with equal or equivalent products, approved by the buyer.
