General Requirements
• The Contractor shall supply all necessary Project Management for the Project. Said Project Manager shall be available for site visits with the Buyers on one day of the week at a mutually agreed upon time. (Buyers shall not be allowed on the site without the Project Manager and Sales Associate.) During the initial construction period, the development will be closed at the end of each work day.

Site Work
• The Contractor shall strip and remove all top and sub soil in the area of construction.
• Excavate cellar to fines and grades as required.
• Backfill foundation to lines and grades as is appropriate.
• Re-spread all top and sub soil over all disturbed areas to a maximum distance of 50 ft from the residence.
• Hydro-seed all disturbed areas.
• Supply and install a paved driveway. Said driveway shall be located generally as shown on the site plan, but final installation will be determined by builder.
• The lawn will be hydro-seeded where disturbed by the excavation of the house.

Concrete
Footings shall be poured concrete, located per Foundation Plan.
• Foundation walls shall be poured concrete.
• Garage slab shall be poured concrete slab on grade with a minimum thickness of at least 4".
• Basement slab shall be poured concrete slab on grade with a minimum thickness of at least 4" and poured over a crushed stone.
• Foundations will have footing drains leading to atmosphere where practical.
• Slab will be plumbed for future radon mitigation system upon request.

Masonry
• Fireplaces shall be constructed of masonry and brick and other appropriate materials according to local building codes and shall be built to plan with custom built mantle and hearth.

Carpentry
Exterior Shell
• All sills and areas where wood will meet concrete, the wood product to be used will be pressure treated. All sills shall be 2" x 6" with 1/2" sill sealer.
• The floor joists shall be No. 2 or better grade.
• All sub flooring shall be 3/'4' Advan'lech unless otherwise specified. All sub-flooring will be glued and nailed.
• All beams shall be No. 2 grade or better.
• All Lally columns shall be 3 1/2" concrete filled if used.
• All exterior walls shall be constructed of 16" O.C. KD studs.
• All interior partitions shall be constructed of 2" x 4"s. The spacing for interior studs shall not exceed 16" on center.
• All headers in bearing openings shall be constructed in the size as shown on the plans.
• Roof framing shall be constructed as shown on the roof framing plan and layout. Said roof rafters shall be spaced at a maximum of 16" on center.
• Soffits shall be of a size as shown on the plans and shall be continuous.
• Fascia shall be constructed of 1" x 8" pine or according to specifications.
• Rakes shall be constructed of 1" x 8" pine or according to specifications.
• The roof shall be covered with an architectural shingle having a 30 year warranty in accordance with appropriate building codes.
• The home shall be sided with high quality wood clapboard over Typar House Wrap, primed and painted.

Interior Finish
• All interior base moldings shall be primed and painted.
• All door and window casings shall be primed and painted.
• All windows shall have a full stool cap (pediments) and sills.
• All interior doors shall be solid wood four and six panels.
• Fireplace mantle style shall be designed by the Contractor on site or optionally selected by the Buyer.
• All railings in the home except those on the basement stairs shall be constructed of wood.
• All stair treads shall be wood, except those stairs leading to the basement, which will be plywood.
• All shelving shall be pre-fabricated vinyl coated steel.
• All Cabinets, Kitchen and Laundry Cabinets, Vanities and Counter Tops throughout the home shall be as per the attached plans.
• All closets shall have wire closet poles, wire shelves and door actuated lighting as shown on the plans.

Moisture and Thermal Protection
• All areas below grade shall have a layer of water-repellent coating, except in the areas where there will be earth Backfill on both sides of the wall.

• All exterior walls shall be insulated and vapor sealed and certified "Energy efficient" by N.H. Public Utilities.

• All interior bathroom walls shall have 3 1/2" fiberglass insulation for sound control.

Doors and Windows
• The garage doors shall have rough sawn finish exterior surfaces to match the barn style exterior of the garage. There shall be two (2) 9' x 7' doors. Automatic openers are included.
• Front entry shall have one to two granite steps depending on rise.
• The front door shall be a custom milled as specified.
• The windows shall be of a size and type as shown on the plans and listed in the window schedule. The window manufacturer shall be Monarch or an approved upgrade substitution by Pella, Green Mountain or another equivalent.
• All windows to have colonial style. grills.
• All windows and doors to have period casings.
• All interior doors to have passage sets and Bathrooms to have privacy sets. The Type and Style shall be chosen by the Buyer from the Contractors selections.

Finishes
Drywall
• All walls except basement walls to receive 1/2" wallboard taped and finished with skim coat plaster.
• All ceilings to receive 1/2" wallboard with skim coat plaster.
• All closets to receive 1/2" wall board with skim coat plaster.
• The garage ceiling and walls to receive 5/8" fire-code wallboard per code with skim coat plaster.

Paint
• All interior walls to receive one coat of latex primer and one coat of Latex finish.
• All woodwork and interior doors shall receive one coat of Latex primer and two coats of Latex finish.
• The exterior trim shall be stained or primed and painted.
• The exterior siding shall be stained or primed and painted.
• The interior of the home shall be primed and painted white or off-white on the walls and ceilings. Should the Buyer decide to have more than one color, the Buyer shall be responsible for all additional color changes.

Floor Coverings
• Floorings are selected by Buyer and must be specified in writing prior to the beginning of construction and will be charged according to material and installation charges less a credit of $22.00 per yard.

Specialties
• Bathroom accessories such as shower door, towel bars, soap dishes, toilet tissue dispensers are not included in this contract.

Equipment
• Buyer to specify appliances to Contractor prior to start of framing. Where appliances are not available for delivery in time for installation, builder will install contractor grade appliances to complete the home for occupancy. All additional costs incurred will be charged to the buyer.

Mechanical
• All plumbing to meet state and local codes. All drain piping will be PVC throughout the home.
• The Master Bath shall have a Fiberglass shower, according to customers' specifications.
• The Full Baths upstairs shall have a one piece fiberglass Tub and Shower.
• All sinks, toilets, tubs and showers quoted are white in color. There may be an additional charge for certain colors. This upgrade would be at the expense of the Buyer.
• Septic Systems will be approved by state and local boards
• All homes will be protected with self-contained fire-sprinkler systems.

Heating
• The heat shall be by hydronic air with central air conditioning.
• Boiler for hydronic heat and domestic hot water will use propane from a 1,000 gallon buried tank.
• Domestic hot water will be stored in a separate tank and heated by a separate zone off boiler.

Electrical
• The service will be underground. The service size will be 200 amps with one circuit breaker. Electrical contractor to provide three (3) phone locations, three (3) cable TV locations, and sets of flood lights on rear of the home. The electrical contractor is responsible for the installation of the light fixtures.

• All fixtures are to be delivered to the site within 24 hours of Contractor's request or outlets will be capped or substitutes installed at Buyer's expense.

• Flourescent light, door operated, included in Master Bedroom Closet(s).
