EXCAVATION
• Clear lot
• Remove topsoil for final grading of disturbed area
• Contractor responsible for all necessary excavating.
• Exterior foundation drains to daylight, or to sump if daylight not possible
• 8” of stone under cellar floor
• 8” of gravel under garage floor
• Finish grade driveway with 6” of processed gravel

FOUNDATION
• All footings will be 8” by 16” thick, with two rows of rebar and dowels
• All walls to be 8” thick with two rows of rebar a minimum height of 7’6”
• All exterior concrete below grade will receive one coat of water retardant foundation coating
• All concrete used in the footings, walls, and floors will be 3000psi
• Concrete floors will be 4” thick with 6 x 6 wire mesh or fiber mesh reinforcing in garage
• Minimum of two insulated cellar windows
CARPENTRY-FRAME
• The contractor shall furnish and install all work under the headings as specified herein and specified on the plans
• All framing lumber shall be kiln dried.
• Exterior walls are to be constructed of 2” by 6” lumber.
• All foundation sills shall be insulated and pressure treated.
• All sub-floors to be ¾” T&G Advantec nailed and glued.
• Roof and walls to be sheathed with ½” OSB.
• All exterior decks and porches to be constructed with pressure treated framing lumber and Trex or mahogany decking, and composite rails.
• All work is to conform to local and Boca codes.
ROOFING
• Roofing shingles will be furnished and installed strictly in accordance with manufacturer’s directions.
• Asphalt shingles will be class C label.
• Manufacturer-IKO Architectural with 30 year warranty or equivalent
• Continuous ridge and soffit vents will be installed.
• Color to be an earth tone to blend with rest of homes
EXTERIOR SIDING
• New home to have Certainteed vinyl clapboards with cedar impression accents where appropriate.
• New home exterior trim to be vinyl and or aluminum.
• TYVEC energy barrier to be installed under all exterior siding and trim
• Cedar clapboards, shingles, and pine trim may be requested by the buyer
EXTERIOR DOORS
• Exterior doors to be MVWP entry with fiberglass dorr, two sidelights, and transom where possible
• Common exterior doors to be MVWP fiberglass
• French or sliding Frenchwood doors to be Anderson with full screens and hardware
EXTERIOR WINDOWS
• Windows to be MVWP Everclad vinyl units with ½” low-E glass, removable tilt-in sash, full screens and grills between the glass.
INSULATION
• All insulation will be fiberglass batts and will conform to N.H. Energy codes.
• Walls 6” R-19
• Flat ceilings R-30 blown-in fiberglass
• Basement ceiling 6” R-19
• All windows and doors will be packed around frame.
• TYVEC wrap on all exterior walls.
PLASTER
• Plastered walls and ceilings will be ½” blueboard with veneer skim coat
• All walls will have a smooth finish
• All ceilings will have a textured or sand finish
• 5/8” fire code blueboard will be on garage/house wall and ceiling with a textured finish
• All closets will have a textured finish
• Sheetrock, taped, sanded and painted may substitute for plaster at discretion of builder.
• Ceilings can be smooth if requested by the buyer
PAINTING
• All trim to be pre-primed finger jointed
• Interior walls will be sanded, primed and finished with one coat of eggshell
• All primed interior trim will receive one coat of primer, sanded and finished with one coat of semi-gloss
• Two interior wall colors and one interior trim color are included in price.
INTERIOR TRIM
• All interior doors will be six panel smooth molded masonite split jamb with 3 ½”casing
• All casing will be 3 ½” regency casing
• All baseboards will be 5 ½” primed finger jointed speed base
• All closets will have Closet Maid poles and shelves
• All door hardware will be brass plated or brushed satin nickel with round knobs
• Custom wooden mantle around gas fireplace
CABINETS
• Kitchen cabinets to be raised panel maple with custom glazing/color and crown moulding.
• Vanities to be raised panel white or maple
• A $10,000 allowance for all kitchen and bath cabinets.
• A $5,000 allowance for all kitchen and bath tops
FLOORING
• $22.00 per yard allowance for all carpet, to include installation
• Optional hardwood in any area of home $7.00 sq. ft..
• All baths flooring to be a $7/sq.ft. tile allowance(including installation)
• Hardwood in livingroom, diningroom, kitchen, foyer, and hall
• Laundry area flooring to be a $24/sq.yd allowance
ELECTRIC
• All electric work shall be installed to comply with all state and local codes.
• Twelve recessed lights
• Hookup for electric dryer and stove
• Five phone jacks.
• Five CATV jacks.
• Closet lights in master bedroom and laundry area
• Three exterior GFI plugs
• Four porcelain lights in basement, two in garage, and one in attic

PLUMBING
• All plumbing work shall be installed to comply with state and local codes

• Kohler drop in sinks or under mount sinks if granite/marble is specified
• Delta or equivalent faucets or $65.00 per faucet allowance
• $250.00 kitchen sink/faucet allowance.
• Two frost free exterior sill cocks.
• Minimum 50 gallon water heater, to be either propane or natural gas
• Gas fireplace w/blower in greatroom, to be either propane or natural gas
• Buyer to have option of gas stove and gas dryer, to be determined prior to start of construction
HVAC
• The heating contractor shall furnish an engineered heating layout in conformance with local codes and designed for local weather conditions.
• Heating system to be a high efficiency furnace with a minimum of two zones
• Central air conditioning is included
• Fuel to be natural gas if available at street. If natural gas not available, buyer has choice of propane or oil. Oil would require a power vent.
• Humidifier to be included in system
• High efficiency air cleaner/filter(AirBear or equivalent) to be installed in system
• Each bath to be mechanically ventilated.
• Stove to be either vented outside or recirculated, depending on design and buyer preference
LANDSCAPING
• Rake and seed all disturbed areas
• Builder’s package of fifteen bushes in planting area in front of house
• Walkway of tumbled pavers from front entry to driveway
• Builder will attempt to save as many existing trees as is possible/practical
• Granite curbing along street
APPLIANCES
• Includes Builder’s stove, refrigerator and dishwasher, microwave(stainless steel Frigidaire package), or $3,500.00 allowance.
