Ranch Style Home Building Specifications
Site Work
• Lot shall be graded to give the most desirable drainage as determined by the Builder and contoured to suit the surrounding terrain. Only areas disturbed by the building construction of a home will be
graded. All other areas shall be left in an “as is” condition. Any retaining walls will be an additional expense to the buyer.
Driveway
• Paved driveway
Footings and Foundations
• Footers shall be approx. 10”x20” wide poured
with a minimum 3000 pounds per square inch (PSI) test concrete.
• Foundation shall be poured concrete with a minimum of 3000-PSI test concrete. The thickness of the wall shall be according to plan.
• Perforated plastic drain pipe in minimum of 8” of stone shall be installed around the perimeter of the outside foundation wall of the basement.
Foundation Waterproofing
• Exterior of the house shall be waterproofed below grade using Watch Dog Waterproofing by Koch with a five year warranty.
Slabs
• Interior basement concrete slab shall be poured
concrete, approx. 4” thick and smooth finished with
a minimum 3000-PSI test concrete.
• Garage slab shall consist of a 48”x48”x1/2” rebar matt at approx. 5” thick. (Note: Builder does not guarantee concrete from cracking)
Decks, Sidewalks and Patios
• Front sidewalk to be asphalt.
• From slider, back steps leading to back yard.
Rough Frame
• All framing lumber to be construction grade.
• The roof will be designed and built per plan, using
conventional framed rafter or trussed roof construction (Note: Method to be determined by Builder).
• Roof sheathing to be minimum 1/2” wood.
• Walls to be 7/16 OSB board
• Sub floor to be 3/4 Tongue and Groove Advantech sheeting, glued and nailed for extra strength.
• Inside partitions to be as noted on plan.
Roofing
• The standard roof is 15 lb. felt, 30 year, architectural shingle, and brand name as offered by Builder. Color selection as offered by Builder.
Exterior Doors
• Front Door: Thermal insulated front entry doors.
• Garage exit door – 9 lite
• Bulkhead
• Schlage F series lock set – Plymouth style, bright brass, interior and key alike exterior.
Garage Doors
• The garage door will be the Weatherguard brand insulated door and sized per plan – One (1) garage door opener is provided for the garage door and comes with remote. A choice of short or long panels is offered.
• Windows on garage doors are optional and will be an additional charge.
Windows and Sliding Glass Doors
• Standard windows are Alliance vinyl windows and Renaissance sliding glass door, double-glazed and include the screens and grids.
• Basement windows are per plan and will be vinyl unless an optional walkout basement exit is provided.
Insulation
• Exterior walls in living areas to have fiberglass insulation to a thickness of 6” which thickness, according to the manufacturer, will yield an R-19 value.
• Second floor ceilings in living areas to have batt
fiberglass insulation having a thickness of 16”
which thickness, according to the manufacturers,
will yield R-38.
• Typar air infiltration house wrap will be applied under siding.
Vinyl Siding
• Exterior siding is Vinyl; Mainstreet by Certainteed, this product is Lifetime limited warranty.
• Pre-Finished Aluminum wrapped Fascia with vinyl soffit.
• Vinyl shutters with color choices are available, as determined by the Builder.
Drywall
• House shall consist of 1/2” gypsum board, including taping and troweling, walls will be painted and ceilings will be textured.
• Garage/House Wall – 5/8 fire code drywall.
(Note: To be fire taped only, per code no paint.)
• Basement stairwell will be smooth or textured, as determined by Builder.
• Builder does not warranty drywall cracks or screw pops, where drywall is repaired by builder, due to improper installation, it does not include painting or wall coverings.
Painting
• All interior walls and ceilings shall be paint using a latex paint. Walls to be one (1) coat of primer, and one (1) coat of paint, ceilings to be textured white. Color selection as offered by Builder.
• All exposed interior woodwork to have one (1) coat of primer, which may be factory applied, and one (1) coats of finish paint.
• Woodwork color may be contrasting color from the wall.
• Stained interior woodwork is an option that will require an additional charge.
• Stained woodwork to have one (1) coat of stain and one (1) coat of finish. Stain colors as offered by Builder. (Please note that stained woodwork will have significant variations caused by lumber types and grain over which the Builder has no control).
• All paint and stain to be Dulux brand or equal as offered by Builder.
Cabinets, Vanities and Countertops
• Wellborn Forest, brand or equal, Oak or Maple selection as offered by Builder.
• Cabinets and vanity allowance $3,400
• All bathrooms to have vanities. Cultured marble tops, selection as offered by Builder.
• Formica Postform Countertops or Countertop and cultured marble allowance $1,200.
Mirrors
• One (1) glass mirror is provided in each bathroom.
Shelving
• The standard shelving is white, vinyl covered Schult or equal. Linen closet to have 4 shelves. Laundry room to have one (1) shelf.
• Master walk-in-closet shall have shelves as determined by builder and buyer.
Trim
• Wood doorframes are included on all doors, except walk through door openings shall have painted drywall jambs.
• House will have colonial trim around windows and door casings.
• Six panel hollow core masonite doors.
• All casings to be 2 ¼” and bases of 3 ½” to be primed pine and painted.
Flooring
• Floor finishes and allowances will use standards as listed below unless otherwise specified.
• Kitchen, Dining Room, Foyer, Laundry and Bathrooms – Vinyl over underlayment Living Room, Bedrooms, Stairway and Closets – Carpet.
• Carpeting: $20 per sq. yd. with pad installed / Vinyl: $29.15 per sq. yd. installed.
Plumbing
• Water lines to be Wirsbo / Stack and waste lines to be schedule 40 PVC plastic.
• Bathtubs to be 5’, Lasco one-piece tub and shower unit, 3’ shower, Gelcoat finish, as supplied by Builder.
• Vanity bowls to be one-piece cultured marble (as described by Builder).
• Mansfield Alto, 135-160 (standard color) Water closets, selection to be offered by Builder.
• Double-Bowl Stainless steel sink (supplied by builder).
• Kitchen faucet with matching side spray, bathroom faucets and shower controls (Supplied by builder).
• Two frost proof Exterior faucets are provided. Locations to be determined by Builder.
• Washer box to be provided for washing machine.
• Ice maker water valve to be provided for refrigerator.
Heating and Air Conditioning
• Pressure Fired High Efficiency Cast Iron Wet-Base Boiler with forced hot water baseboard register heat. (Note: Air Conditioning available at an additional cost).
Electrical
• 200 amp service, circuit break system will be installed in any house less than 3,200 sq. ft. of finished living area. Houses that have more than 3,200 sq. ft. of finished living area on first and second floor will have 250 amp service with copper wire.
• Two exterior outlets will be provided in the front and rear of home.
• Included in the price of the house are the following fixtures:
6 – 6” recessed can lights in the kitchen
1 – Light in front porch
3 – Cable outlets
3 – Phone outlets, using category five high
performance wire.
1 – Exterior flood light
– Energy efficient, ultra quiet fan/light exhaust fans in bathrooms.
1 – Fan box for ceiling light/fan combination
• The house will be wired according to building code and our experience of the best placement of outlets, lights and switches. The codes are set up so your home will be conveniently wired. Outlets and switches will be determined by the superintendent and field electrician. Specifically requested outlets and switches require increased supervision and coordination and will be charged as additional outlets.
• Included in the price of the house is a lighting allowance of $750.00.
Landscaping/Seeding
• Builder will loam and seed all disturbed areas around the house.
• Builder does not guarantee any existing trees or shrubs on lot.
• Some settlement of soil may occur after finish grade and cannot be controlled by Builder.
• Builder will provide soil to refill settled areas. Buyer
must provide labor. Builder is not responsible
for excessive rainfall that causes flooding and washouts or other acts of God. When seeding is selected for the yard it is a labor-intensive process. There are a great many variables including rate of success or failure of the lawn. The Builder or Seed Contractor does not guarantee the success of the lawn. In most instances over-seeding of the lawn is required at a later date. This overseeding is the responsibility of the Buyer.
Landscaping/Seeding Credit
• Under certain circumstances the Builder may allow
the homeowner to do their own landscaping or seed/
sodding. In this case they will receive a credit. Please be aware that the credit is for the landscape, seeding, and site preparation. It is the responsibility of the landscaper; seed provider to do the final grading and soil preparation appropriate to receive the seed. The Builder will only do
a final bulldozer grade one (1) time, if a credit is taken
Appliances
• (1) Dishwasher - $350.00 allowance
Bath Fixtures
• Master Bath – 2 towel bars and 1 toilet paper holder
• Guest Bath – 1 towel bar and 1 toilet paper holder
