Deciding to sell your home is not a simple choice. Taking out personal factors, there are a lot of external ones that sellers want to consider before listing their house. From local competition to market trends and interest rates, it can be a lot to work through (especially if you're not an expert). Prepping Your Listing

Once you've found the agent you'd like to work with, you'll enter a Listing Contract and Addendum (the terms of which should be fully explained and agreed upon between you and the agent). From there, your agent will start working on your home's listing - gathering photos, preparing the documentation, finalizing property details, and more.

Your listing is live, and your realtor's marketing strategy should be in full swing! At The Masiello Group, in addition to your yard sign and flyers, every listing receives an online advertising campaign with a custom webpage, ad, and video to promote listings to interested buyers. Additionally, your agent will promote open-house events to their sphere of influence (and other clients) along with the influence of their peers. This is the exciting part - getting offers! With the help of your realtor, you will review any incoming Offer to Purchase contracts and open the floor to any negotiation as needed. Your realtor will also manage communication between you and the buyer. Their experience in negotiation and understanding of your goals offers you a huge advantage throughout this process. Agents also confirm/monitor buyer qualifications, sources of financing, and all the (tons) of paperwork that comes with landing upon a signed Contract to Purchase.

Sealing The Deal

There are dozens of steps between a signed Contract to Purchase and the closing table. Lucky for those partnered with a real estate agent, many of those steps have been handled for you. From coordinating septic inspections, monitoring your buyer's financing, arranging inspections, and ensuring everyone complies with the Contract to Purchase terms, selling a home is nothing short of a full-time job. Your realtor will work to keep you informed at every step of the way or work through solutions if/when problems arise. That way, once the closing day arrives, everything that needs to be addressed has been completed.
