That means staging your home properly to show off its best features and make it appealing to a wide variety of potential buyers. You can, of course, hire a home staging professional to get the job done, but if you'll be doing it yourself, here are ten can't miss home staging tips to get your home sold:
- Know where staging matters most – According to a survey by the National Association of REALTORS®, the most important rooms to stage are living rooms, master bedrooms, and kitchens, so see to those rooms first. Other rooms to consider staging would be dining rooms, bathrooms, and children's rooms.
- Go neutral – If your home is full of bright, bold colors, toning it down can make it more appealing to buyers. Paint walls neutral colors, like cream, white or light gray. Also, work towards a gender-neutral look in main rooms as well, especially master bedrooms and bathrooms.
- Make it spotless – This is important throughout the house but is critical in bathrooms and kitchens.
- Remove the personal – Having too many personal items on display can put off buyers. You want them to be able to picture the space as theirs, so pack up items that mark the space as yours, such as family photos, toys, and your kids' artwork, for instance.
- Remove clutter – clean lines and space are important to showcase your home. Clutter can make it look small, cramped and short on storage, which isn't a good look when seen through the eyes of buyers.
- Rearrange and/or remove furniture for a spacious, open look – Having too much furniture packed into your home can also make it look small and cramped, as can the way your furniture is arranged. Make sure buyers can get a true picture of how spacious your home is by thinning out furniture in crowded rooms and placing large furniture pieces, like sofas or beds, along the largest walls to create the illusion of more space.
- Clean and clear closets and other storage areas – Again, storage is a big deal with potential buyers, so clear out at least half of the contents of packed closets and storage areas to show off all that space.
- Mind your home's flow – Arrange your home so that there is plenty of walking space, creating a smooth flow from one room to another as buyers take the tour.
- Make good use of light – Bright and cheery sells, so open up those drapes to let natural light in and add lighting to dark, shadowy areas.
- Clean, brighten and stage outdoor areas – Power-wash your home's exterior and any walkways and driveways. Make sure your windows sparkle. Place cozy seating areas on porches and patios and plant bright flowers. This is all about curb appeal, ensuring that your home makes a great first impression even before buyers step out of their cars.
