Newlyweds and Home Buying: Checklist for Purchasing a New Home

Newlyweds and Home Buying

For many couples, the first major decision they make after they say 'I do' is purchasing a home. Whether the couple wants a place of their own, plans on having a family, or simply wants to relocate to a space that suits their new life together, it's important that all couples learn as much as they can about the homebuying process. Our real estate agents believe that all newlyweds should consider the following.

  1. Consider the Present
The thought of buying a home is exciting; now is not always the right time for some couples. Aside from your financial status, you must be realistic about your current commitments. Do you have the time to devote to home searching and moving? Do you know exactly where you want to live right now? Consider your current situation and question if now is the right time to make such an important decision.

  2. Consider the Near Future
As you eagerly look to the future of your lives together, envision your housing situation five years from now. Will you want to have children, or will you spend time away from home traveling at every opportunity? Consider what lifestyle you want for the future and how the features of your home will accommodate these desires.

  3. Consider Your Credit History
Thankfully, credit scores can rise with patience and hard work. However, if you or your partner do not have a credit score that will help you secure a mortgage for the home you want, you may want to consider taking the time to improve it.

  4. Consider Your Budgeting Strategies
Many newlyweds forget that you need more than a down payment to purchase a home. There are a variety of closing costs that can range from a few thousand to tens of thousands of dollars, depending on theindividual agreements of thetransaction. If you don't have a savings strategy or plan for budgeting, consider speaking with a financial advisor.

  5. Consider the What Ifs
No one wants to think pessimistically, however, unfortunate events do happen. A responsible couple will take a moment to discuss how they will handle paying for the home if a layoff, medical emergency, or another life-altering event.

  6. Consider Goals Unrelated to Homebuying
Buying a home is just one of many financial goals newlyweds have. From going back to schoolto traveling the world to fulfill a lifelong dream, openly discuss your other financial goals to determine if you can successfully achieve these goals if you make a home purchase.

  7. Consider Getting Pre-Approved for a Mortgage
Another step in the real estate process, some newlyweds don't immediately consider is getting pre-approved for a mortgage. There are a variety of factors that can cause a mortgage lender to deny your loan application. This is not a problem you want to encounter after you've made an offer. By seeking pre-approval, you will either have proof of approval to bring to the seller, or you'll know what you need to do to earn approval in the future.

  8. Consider Your Real Estate Agent Options
Just as every home is different, every real estate agent is just as unique. Take the time to research real estate agencies in your area so that you can identify an agent that is knowledgeable and experienced enough to help you secure your dream home.
