How to Prepare for Virtual Open Houses and Showings

You've decided to sell your home, and now want toshow it off to potential buyers.More potential buyers are attending virtual open houses and showings to find their dream home from the comfort of their current residence. Just because they won't be there in person, doesn't mean you can skip vital steps in presenting and stagingyour home.Our real estate agents compiled a checklist for a virtual open house, so your property stands out from other New England homes for sale. Make sure to do these things before your virtual open house or showing.

  1. Eliminate Clutter
    Virtual open house attendees will want to see every room and every angle. So clutter has nowhere to hide! Box up and remove as much as half your belongings so that the home seems more spacious. Give away what you can, and store the stuff you want but don't need in a storage unit. Hosting a virtualopen house in a cluttered home can deter buyers.  
  2. Remove Personal Items
    Even if you're not ready to empty your home, at least make personal things vanish. That includes pictures and collected items so potential buyers can envision their own lives in your home.
  3. Spruce up the Entryway
    Pay particular attention to the front entrance, after all this is the first thing they'll see! Power wash the porch and door, but maybe also the front windows, screens, and even the wall. Does the door need painting? Do it. Get a new doormat; make sure the house numbers are painted on the curb; check light fixtures, and replace them if need be. Potential buyers will be paying attention to all these small details.
  4. Maintain the Yard
    At the minimum, the yard should be mowed and edged, but for best impressions, trim hedges and weed flower beds. Even if your yard is not a horticultural wonderland, you can brighten things up by adding containers of colorful annuals on the front porch.
  5. Organize Closets, Drawers, and Cabinets
    Don't hide your clutter in the closet or cabinets. Potential buyers will want to see how much space the closet offers.Everything that has been left behind in the home should be neatly organized, while shelves and drawers should beclean.
  6. Make Repairs
    You don't want to be explaining leaky pipes, sagging rain gutters, light switches that don't work, or appliances that are on the blink. If it's staying behind in the home and isa selling point for a potential buyer, get it fixed.
  7. Scrub and Scrub Some More
    Clean bathroom and kitchen surfaces until they sparkle. Make sure mirrors, light fixtures, and other hard surfaces are clean without smudges or dust.
