12 Questions to Ask When Hiring a Real Estate Agent

Real estate agents are never in short supply, but finding a good one — or better yet, a great one, can feel like finding a diamond in the rough. The difference between working with an average agent and an excellent one could mean the difference between a long, drawn-out process and a seamless, exciting one. That's why it's so important to vet your agent before making the final call.

Here are some key questions you, as a buyer or seller, should ask when hiring a real estate agent.

#1 Can you tell me about your experience/education?

It's not to say that a newer agent couldn't be a great one, but there is a certain level of knowledge that only comes from experience. Someone that has not only talked the talk but walked the walk is someone you can trust. Do they boast years of experience successfully serving buyers and sellers in your community? That shows you two things – they know the people, they know the place, and they know real estate.

#2 Do you work independently or with a team?

Does this agent work alone, or are they a part of a team? You may ask this question to get a better idea of what the process might look like. If working with a team, there are actually some great benefits, like having more experience under their belts, greater visibility for homes or for you as buyers, and more points of contact if your agent happens to be unavailable or away.

#3 How often can I expect to hear from you?

Communication is key both in the buying and selling processes. You want someone you can count on to guide you through every step of the way, answer questions, and make themselves available when you need them.

What is their main form of communication? Text? Email? Phone call? Does it align with your preferred method? Will they be reaching out to you on a regular basis to keep you informed?

#4 Do you have any references?

Just like you would if you were interviewing someone for a job, ask for references! Or at least take a look at their reviews online. Solid reviews are a telltale sign that an agent is reputable and well-liked.

Key Questions For Buyers

#1 How do you plan on helping me stand out among other buyers?

Simply putting in an offer might not be enough in a competitive market. Find out exactly what this agent plans on doing to ensure you get the home that you want.

#2 How many homes have you closed on in the past year?

This is a great question to tack on when asking about experience. Why?

Because an agent with years of experience doesn't mean they have years of success. Find out how many people closed on their dream home last year with help from this agent.

#3 What is your availability like?

Viewings, open houses, and in-person meetings require some availability. Are your schedules going to clash or coincide? Does this agent have time to prioritize you and your goals? Will they be there when you need them?

#4 Tell me about this area, its homes, and the local market.

A good agent knows their area – its neighborhoods, school districts, local businesses, and housing market, and should be able to give you an overview.

If hired, they will get to know you and best match you to a home that checks all your boxes.

Key Questions For Sellers

#1 How do you plan on marketing my home?

When selling a home, it is imperative to put eyes – and the right ones – on your listings. The best way to accomplish this is through good marketing. You will find that good agents have a solid strategy involving print, digital, social media, and word of mouth.

#2 How many homes have you sold in the past year?

Similarly stated in the buyer question section above, just because an agent is experienced doesn't mean they are successful. Find out how many homes they are actually selling.

#3 What is your average list-to-sales ratio?

List-to-sales ratio is simply the sales price divided by the asking price. Asking this question will give you a good indication of how successful the agent is at getting you the price you need.

#4 How can I prepare my home for sale?

The right agent will be able to give you insight in all areas, including how to best prepare your home for sale. They know what works, what doesn't, and what will attract the target buyer to your home.
